LENDING CONSIDERATION
LOANS TO VALUE
Generally we will consider up to two thirds or more of the
Estimated Restricted Realisation Price (ERRP).
Higher LTV's will be considered on a case by case basis.
MAXIMUM LOAN
Whilst there is NO maximum advance, where the security is located outside of the London area, we prefer to consider applications where the advance requested does not exceed £500,000.
REPAYMENT TERM
Advances are available for term loans generally between 5 and 20 years.
Where a short term bridging loan is required, terms are available from 3 to 12 months, which can also be extended by agreement.
REPAYMENT METHOD
All term loans are repayable on a capital + interest basis. All bridging loans are repayable on an Interest only basis during the term of the loan, with the capital repayable at the end of the agreed term.
ADVERSE CREDIT
CCJ's and Mortgage/Loan
arrears are acceptable in most cases subject to a satisfactory explanation. Outstanding
CCJ's do not have to be satisfied unless they affect the repayment of the loan advance or the security.
INTEREST RATES
The rate applicable to a term loan is generally based on a flat rate of interest.
The chargeable interest rate may vary from case to case depending on the viability of the application and the loan being requested. Please contact the New Business Department for an indication of terms.
FLEXIBILITY
In all cases, our Underwriters will show a high degree of flexibility when considering requests for funding.
The higher amount of equity available in the security/securities being offered, the higher degree of flexibility.
ACCEPTABLE SECURITIES
Freehold properties or other tangible assets including:
Industrial Units, Retail shops, Garages, Public Houses, Hotels, Takeaways, Leisure Complexes, Office Blocks, Manufacturing Units, Nursing Homes, Investment Properties, Land or any
Mortgage-able property used for commercial purposes.

Securities accepted in England, Scotland, Wales and Northern Ireland (subject to certain property restrictions).

Applications are processed as speedily as possible, with cases being completed without unnecessary delays.
